The Final 1%: Why Punch Lists Matter

If you’ve ever looked at a remodel and thought, “It’s basically done,” there’s a good chance it was actually in the punch list phase.

Punch list is the final stretch of a project. The stage where everything is installed, functioning, and beautiful… and we’re working through the last details that take it from almost finished to fully complete.

That might include:

  • final paint and caulk touch-ups

  • Adjusting doors/drawers for a perfect fit

  • trim details

  • hardware tweaks

  • Final walkthrough items

It’s the least “Instagram dramatic” part of construction, but it’s one of the most important.

Why we’re talking about punch lists this week

We’re sharing this photo because this project is about 99% complete, and it’s a great example of what the end of a remodel really looks like.

At the same time, we have another project lined up and ready to move forward, but we’re currently waiting on materials and final selections—specifically the cabinets, which are in production. That’s the part of remodeling that can feel like “hurry up and wait.”

The reality: the timeline isn’t only construction

A remodel timeline is a mix of:

  • design + decision-making

  • ordering + lead times

  • deliveries + coordination

  • construction + trade sequencing

  • punch list + closeout

Waiting isn’t always a problem; it’s often the smarter move, especially when it prevents a project from starting and then stalling midstream.

The takeaway

If you’re planning a remodel, remember: the “last 1%” is where the polish happens. And sometimes, the best way to protect the construction timeline is to make sure key selections and materials are locked in before the messy part begins.

If you’re curious how we structure timelines, lead times, and closeout, we’re always happy to walk you through what to expect.
